Mystery buyer snaps up San Diego beachfront compound – a few doors down from home owned by Bill Gates – for a ‘monumental’ $44.1 million in off-market deal

An unnamed buyer purchased a luxurious San Diego beachfront mansion, a few doors down from Bill Gates, during a record home sale.

According to San Diego Count Assessor Jordan Marks, the home at 2940 Sandy Lane in Del Mar, California sold for $44.1 million in a “monumental” off-market deal.

The stunning compositionon just over an acre of waterfront land, has a ranch-style main residence, a guest house and a detached apartment, with eight bedrooms and seven and a half bathrooms, according to The Wall Street Journal.

The mansion was designed in the 1950s by real estate magnate CE Toberman and also has a swimming pool and tennis court.

“The real significance of the property is that it sits over an acre on the sand, with 110 feet of ocean frontage,” said real estate agent Brian Guiltinan of the Guiltinan Group, who brokered the record-breaking deal to a mystery buyer.

The seller is a company with ties to descendants of CE Toberman, a developer who helped build Hollywood landmarks like Grauman’s Chinese Theater.

Toberman was the grandfather of Charles “Kim” Fletcher, who lived in the home for several years, according to records. San Diego Times.

Wendy Fletcher Dyer, one of Toberman’s great-grandchildren and daughter of Kim Fletcher, said her relatives at one point owned seven houses on the street.

‘We have enjoyed the house and the beach for decades and have many fond memories of it. This will allow another family to move in and make their own memories, and we are happy for them,” she said in a report on the sale.

Guiltinan beat his previous record of a $43 million beachfront sale to Bill and Melinda Gates in 2020 on the same street.

The Gates’ six-bed Del Mar home, which features a 10-person jacuzzi and an ocean-view pool, was purchased by the couple just as the coronavirus pandemic took hold.

The mansion has a ranch-style main residence, a guest house and a detached apartment, combining for eight bedrooms and seven and a half bathrooms.

San Diego ranks number one in the US News and World Report of the most expensive cities in the country.

The report shows that home prices in San Diego are higher than national average sales prices because downtown residents must pay homeowners’ association fees if they live in residential complexes.

The average price of a home in San Diego is $919,507, while the monthly rent is $1,842, according to the report.
