Andy Halstead, of HomeLet, said: The cost of living crisis shows little sign of abating in the near term, with renters facing rising costs in all areas of their lives.

“Increasing pressure on tenants seems likely to have a knock-on effect – tenants struggling to pay rent could lead landlords to choose to exit the market altogether, leading to a spiral that exacerbates the housing shortage and drives prices up further.’

Daniel Copley, from property website Zoopla, said: “Although rents have risen by 12 per cent on a UK level over the past year, this varies considerably depending on where in the country you are looking for a house to rent.”
