Want a house with a tennis court? Here’s what you can get from £220k to £3.5MILLION

If you’ve been following the Wimbledon Championships and want to take your tennis skills to the next level, you may be considering buying a home with a tennis court.

And the price doesn’t have to be unattainable: according to data from On The Market, seen exclusively by This is Money, the cheapest example costs less than £220,000.

Brighton and Hove, Cornwall and Buckinghamshire are the locations with the highest number of properties with tennis courts for sale.

According to On The Market, 7,276 homes with tennis courts have been listed for sale so far this year, compared to 13,436 in all of 2023.

In 2022, a whopping 43,930 homes with tennis courts were listed for sale nationwide, as sellers tapped into buyers’ desire for more outdoor space, which had skyrocketed during the pandemic years.

Homes with tennis courts are often luxurious and unaffordable for many, but there are also affordable homes with private tennis courts available.

According to On The Market, West Dunbartonshire, Glasgow and East Dunbartonshire are the cheapest locations to buy a house with a tennis court so far this year.

In West Dunbartonshire the average cost of a house with a tennis court for sale is just £216,599, while in Glasgow it is £291,741.

Westminster in London is at the other end of the spectrum. Getting a property big enough to house a tennis court in Westminster is no mean feat and, not surprisingly, very expensive.

According to On The Market, the average cost of a house with a tennis court in Westminster is £4,434,566, up from £3,719,209 a year ago.

St Albans is another expensive hotspot for tennis court homes, with court-ready homes typically selling for £3,703,913. While St Albans is the second most expensive place to buy a tennis court home this year, Elmbridge in Surrey was in second place last year.

Norfolk is known for its vast spaces and beautiful countryside and coastline, so it’s no wonder that properties with tennis courts command a hefty premium here. It’s the third most expensive location to buy a house with a tennis court, the data shows.

According to On The Market, a buyer for a house with a tennis court in North Norfolk would typically have to spend £3,521,153.

An idyllic six-bedroom house with a tennis court called Town Farm is currently for sale through Strutt & Parker with a guide price of £1,980,000. The property near Holt has over 9 acres of land, a fenced paddock and separate holiday cottages.

How much does a tennis court cost?

If the property you want to buy doesn’t have a tennis court and you want to build one yourself, the cost will typically be around £45,000, according to Checkatrade.

There are different types of surfaces available, each with its own price tag and pros and cons.

Savanna is one of the more expensive surface options. The artificial grass is, according to Checkatrade, highly advanced, as well as soft and durable, and offers ‘extra cushioning during play.’

The cost of installing a pitch with a Savanna surface is approximately £51,000, the company said.

Please note that if you have a tennis court at home and use it regularly, it is likely that it will need to be resurfaced at some point, costing upwards of £17,000.

This depends on things like the size of the field, the surface material of the field, and even factors like where you live.
