Victor Island in the Great Barrier Reef for sale again

An entire Australian island in the middle of the Great Barrier Reef is up for sale again less than a year after a group of interstate property developers bought it because the stunning paradise didn’t “fit with their plans.”

Victor Island, in the pristine Whitsundays off the central Queensland coast, was quietly relisted on Sotheby’s International Realty in December.

The ‘off-grid’ portion of paradise was last purchased in March 2022 for $3,655,500 by Kingdom Developments, who completed the deal in September.

The 8ha island is now expected to sell for up to $4 million, the cost of a house in some suburbs of the capital, and includes a helipad, two boats, a swimming pool and a luxury main residence.

Kingdom Developments reportedly consists of members Dan Ode, Sam Hamrosi and Konrad Konczak-Islam from Sydney and Fiona Seitz from Victoria.

According to Kingdom’s website, the developers currently have 18 projects on their books, which are mostly apartment buildings, mainly in NSW but also in WA, Victoria and Queensland, along with a retail precinct and two housing estates.

The idyllic island features a main house and also includes a caretaker’s cottage and solar farm so owners don’t have to pay expensive electricity bills.

Victor Island currently has just one residence and Kingdom had planned to expand to ‘accommodate more than 30 clients’ according to its social media.

But Sotheby’s agent Lynn Malone said the group ultimately decided the project was not a good fit for them.

“They’re more interested in mainland commercial and residential complexes, so this…didn’t fit in with their plans,” Malone said. real estate.com.au this week.

The island is currently only accessible by a 20-minute boat or helicopter ride which, while wonderful for escaping the crowds and enjoying the tranquility, would require any building materials to ship an expansion.

His current residence, built in the 1990s, is modern and spacious, with four rooms on 350 m2 and a large terrace.

The renovated four-bedroom residence is isolated and comes with all the furniture and a large terrace.

The house has a spacious living room and outdoor dining options and has satellite phone and internet connectivity.

There are multiple indoor and outdoor entertaining areas, a pool and spa, two restrooms, carports, and sweeping views of the Coral Sea.

“The island really lends itself to a family vacation retreat, but it could also be sought after by someone looking to turn it into a business,” said Ms. Malone.

“It currently has a business license to operate as short-term boutique accommodation with approval for up to eight people in the main house, but there is the possibility to modify those conditions.”

He added that most of the interest he had received so far had come from foreign businessmen and expats looking for a vacation getaway to the island.

According to the listing, the 8ha island is an “exclusive resort for living” and features a caretaker’s cottage in addition to the main house, a swimming pool, helipad, two boats and is fully furnished.

A larger ship is for picking up guests, and the smaller ship is suitable for short shopping trips to the mainland.

The island is also self-sustaining with a 225,000 liter rainwater tank, desalination plant, solar panels, a backup generator and solar hot water, but has internet and satellite phone coverage.

“Tend to the vegetable garden, cook the catch of the day, harvest oysters fresh from the ocean, and collect eggs courtesy of laying hens,” the listing says.

There are also walking trails, spectacular fishing and snorkeling courtesy of the nearby Great Barrier Reef.

Co-listing agent Lynn Malone said the deal is particularly attractive because the island is not shared by national parks.
