  • Mint beach hut in Christchurch’s Friars Cliff is for sale for £100,000
  • Leasehold hut has limitations, including not being able to spend the night
  • Rules include that the cabin cannot be painted in neon or fluorescent colors

A mint-colored beach hut on a popular stretch of sand along the south coast is up for grabs for £100,000.

The cabin in Christchurch’s Friars Cliff has ‘front row’ status meaning it has uninterrupted sea views.

The leasehold property requires a permit – which must be applied for each year by the owner to keep it on the small stretch of beach.

As part of that application, you must pay a standard license fee of £1,249.24 per annum.

You are also not allowed to spend the night in one of the huts along this stretch of beach.

There are 156 cabins on Friars Cliff Beach that are for daytime use only. There are cabins nearby where you can sleep, but they can be sold for four times the amount.

Further restrictions are set out in the beach hut owners’ Friars Cliff Handbook, including not fencing or enclosing huts.

Vehicle access to Friars Cliff is also not allowed. However, owners of beach huts are entitled to one parking permit at a resident rate.

Any further permits are priced based on whether you are a resident of Christchurch.

There are also many restrictions on the furnishing of the beach houses, with the clear requirement that they must be ‘well maintained’.

The handbook makes it clear that a maximum of two different paint colors can be used on the cabins, whereby the walls are in one uniform colour.

The doors and windows can be painted an alternate color, but again must be one uniform color. The handbooks state that ‘no neon or fluorescent colors are allowed’.

‘With enough space for a perfectly formed kitchen and storage for beach games and beach chairs, consider it an investment in years of good old fashioned UK beach fun’.

All beach huts in Christchurch are privately owned and on beach owners permit sites.

There is no waiting list as cabins are normally sold through brokers, word of mouth or advertisements.

This property is being sold by Spencers Coastal estate agents who explain: ‘From the beach hut you can enjoy expansive views stretching out to the Isle of Wight across Hengistbury Head.
