  • The average rent in London is currently £2,121 per month

A two-bedroom apartment in London available to rent for £800 a month is now the most viewed rental property online.

The house is significantly lower than the average rent in London, which is £2,121 per month.

According to Zoopla, this equates to an average rent of £1,223 per month for the whole of Britain.

The most popular property to rent in Britain is part of an alternative housing scheme where no pets or children are allowed, although ‘goldfish are fine’.

This two-bedroom apartment in London’s Harrow can be rented for a relatively cheap £800 per month

The flat is located in a two-storey block on Osmond Close in London’s South Harrow, with good public transport links to central London.

The rental agent handling the sale is Ad Hoc Property Management, which explains why the property is so cheap compared to other properties in the capital.

The reason for this is that the home is part of a form of alternative housing called Property Guardianship.

The scheme sees individuals occupy and protect vacant properties – and in return the ‘guardian’ pays a fee to live in the property, which is usually lower than market rent.

All you have to do to become a guardian is simply live in the property.

The agent described the rental price as ‘so good’ and said the new tenants will do their bit for the community by protecting the property.

To qualify as a Guardian you must be 18 years or older, have a job and have no children or pets with you. Although the agent would like to make it clear that ‘goldfish are doing fine’.

Smoking is also not permitted on the property, although smoking is accepted outside in designated areas.

Types of rental contracts

What is the difference between property guardianship and rental agreement?

Tenant leases are commonly known as Assured Shorthold Tenancies (AST) and are typically fixed contracts for periods of 6 to 12 months.

This differs from a property guard license as they do not have a fixed term contract and the contract can be terminated at any time, normally within 30 days’ notice.

As property managers, tenants occupy the property under a licensing agreement rather than a traditional lease.

It means that the flexible agreement ensures that both the tenant and the landlord only have to notify each other 28 days in advance.

The real estate agent adds a word of caution and says that it is not certain how long the property will be available for occupancy.

The house has two bedrooms, a bathroom and a living room. And a deposit of £923 is required.

Tenants have good access to public transport, with South Harrow and West Harrow tube stations less than a mile away.

The stations provide access to central London via the Piccadilly line and the Metropolitan line respectively.

The property is also close to schools including Roxeth Mead school and Whitmore High School.
