A new suburb on the outskirts of Greater Sydney has begun development with thousands of homes up for grabs for as little as $600,000.

North Wilton is just 30km northwest of Wollongong and only a half hour’s drive from some of the most pristine beaches in the Illawarra.

Set to sit just north of the already established small town of Wilton, the suburb is around a 30-minute drive from some of Wollongong’s most expensive and sought after suburbs, including Thirroul and Austinmer.

The new development, dubbed Panorama, broke ground this week and is expected to offer up to 5,000 new homes over the next 25 years.

Landcom chief executive Alex Wendler said it would be one of Greater Sydney’s most affordable developments, with stage 1 of the project set to deliver its first lots at an average price of $600,000.

The community will earn a six-star green star rating, and residents will be able to enjoy 360 hectares of an environmental conservation area and around 52 hectares of high-quality open space.

“Several initiatives will enable carbon-neutral outcomes throughout the project to reduce greenhouse gas emissions and promote low-carbon living,” Mr. Wendler said.

“These include ensuring 100 percent renewable energy for all residential homes within stage one.”

The developers also promised to set aside an indefinite number of properties as affordable rental housing for key workers.

Landcom hopes to tap into a growing population of tree changers who want to live near urban centers while achieving a rural lifestyle.

Residents will be just a short drive from the Southern Highlands, albeit with far more affordable prices than the burgeoning regional hub where prices have skyrocketed during the pandemic.

A lakeside center will become the centerpiece of the community compound, including an 11-hectare man-made lake along with education, retail, entertainment, recreation and community activities.

The suburb will also feature seven sports fields, two new schools and bike paths.

North Wilton will fill a gap in the Sydney property market as the affordable housing stock continues to shrink at an incredible rate.

It comes as Sydney has just been named Australia’s most expensive capital, with land selling for an average of $2,466 per square meter according to Domain’s home affordability report.
