A trailer park in the Hamptons has hit the market for an astonishing $4.4 million, proving that location is everything.
The 2,150-square-foot home, built in 2015, is far from a trailer waste and would set a record for 2023 if sold for such an eye-watering price.
Located in the ‘luxury’ caravan park of Montauk Shores, the property has a price to rival that of luxury homes in the area.
The two-bedroom, two-bathroom home is just 80 feet from the Atlantic Ocean and Ditch Plains Beach – a renowned surfing spot.
‘This outstanding modular home features two bedrooms and two baths and is located right next to the famous surfing spot of Ditch Plains, making it an unbeatable location,’ is in the list.

Located in the luxury Montauk Shores trailer park, the property has an appreciation to rival that of some of the more lavish homes in the area.
The building is a lot better than the more traditional trailer park homes with wooden floors
Montauk is located in The Hamptons, which has a reputation for having one of the most lucrative real estate markets on the East Coast
The exterior of the home sees a wraparound deck that leads to an outdoor shower, while the interior offers an open layout along with central air.
Upstairs an attic space with four beds that can also be used as a ‘study or additional living space.’
The luxury home was initially listed for $4.99 million, but after a 100-day failure to find a buyer, half a million dollars has now been deducted from the asking price.
Homes in Montauk Shore averaged $95,000 in the 1990s, but now they’re approaching the $5 million mark, with some landlords charging $20,000 a month in rent.
The caravan park has continued to set home sales records in recent years with record out-of-market sales in February for $3.75 million, surpassing the previous record of $1.85 million set in 2022.
The property has two bedrooms and two bathrooms and is just 23 yards from the Atlantic Ocean and the famous Ditch Plains surfing beach.

In the past, Montauk Shores, with only 199 homes, has been known to attract an array of high-profile individuals, including country music star Jimmy Buffett, hedge fund billionaire Dan Loeb, and entrepreneur Darius Bikoff, co-founder of Vitaminwater.
Buffet even got involved in a bidding war over a unit in 2005.
Described as “Montauk’s best kept secret,” the park is home to 199 residences, including 152 individually owned lots and 47 leased sites.
It had always remained a working-class community in its own right—until recently, when billionaires began acquiring caravans due to its proximity to the surfing paradise of Ditch Plains.
But the trailer park community has now become an unusual status symbol for the ultra-rich.
The park has a communal clubhouse where residents can organize parties, a heated swimming pool and a private playground.
The community also has a recreation center, playground and basketball court.

The area was initially developed as a more affordable enclave for workers such as New York City firefighters, but has since transformed into yet another haven for affluent individuals with similar high prices to neighboring areas.
“The people who buy there aren’t firefighters who want to go surfing on the weekend anymore, they’re people who have a lot of money for a second home and say, ‘I want to be right where the surf vacation is,'” Dave Rutkowski, the owner of a fast food restaurant in Montauk that opened in the 1960s, to the New York Post.
“It’s wild to think a trailer could ever be sold for that much money.”
‘I know quite a few billionaires here,’ adds another resident and architect Fred
‘The most appealing aspect is the quality of life in the park. It’s a classic throwback to a summer community: relaxed and understated in a funky way, as Southern California must have been in the 1950s, and it’s safe for kids.”
