Knight Frank first listed the two-storey apartment in Crown’s One Barangaroo Tower in 2019, but was unable to find an owner due to its eye-watering price.

The six-bedroom, six-bathroom mansion, which stands 230 feet high, is now nearly up for sale, and a recent widower is said to buy the incredible home.

Since it debuted in 2019, the lavish Crown penthouse – which recently served as the setting for Russell Crowe’s Poker Face filming – has attracted worldwide attention and has been shown around by a who’s who of Aussie million and billionaires.

James Packer, who is currently in the final stages of an $8.9 billion Crown takeover bid from US investment firm Blackstone, also owns a $70 million lower apartment.

A potential buyer, who declined to be named, said he had toured the Crown penthouse and was impressed by the opulent sky house, but found the price “too high” even in today’s booming real estate market. .

He referred to the ANZ Tower penthouse, which was purchased by Ian Malouf from John Boyd in June 2021 for $65 million, as an example of similar construction, but at a much lower price.

‘The Crown penthouse is beautiful. It has the ocean view that the (Malouf) penthouse doesn’t, but is that worth the extra $35 million? “I’m not so sure,” he said.

And there seems to be a feeling in buying circles that the market will bounce back by about 10 percent in the coming months.

“Given that scenario, I think a lot of people who are in a position to buy something like that would forego.”

Reece Coleman, head of real estate consultancy Maker, said buying the unique property was a mystery to those who could afford it.

“Look, I think it’s absolutely wonderful to buy a building that has a property for sale for $100 million dollars, but you don’t want to be the person who actually pays $100 million for that property,” said he.

“With regard to Crown, the feeling is one of, why buy the penthouse for $100 million when you can go two feet down and get something similar for $30 million less.”

The property is Australia’s second $100 million penthouse after the adjacent One Sydney Harbor was sold for an astonishing $140 million.

Billed as ‘the most expensive building in Australia’ and comprising 180 apartments, the still unfinished penthouse is causing a stir in Sydney’s high-end real estate circles.

Despite being touted since 2018, apartments will not hit the market until the second half of this year with a completion date for the building early 2024.

Justin Brown, head of CBRE’s residential division, oversees the sale of all One Circular Quay apartments and confirmed the sales campaign would begin later this year.

In the meantime, the prospect of another three-storey mega-penthouse – this one nestled in what many consider to be the premier Sydney lock between the Opera House and Harbor Bridge – is making some real estate viewers salivate.

Coleman believes it will only add to Sydney’s reputation as one of the world’s largest and most expensive international cities – up there with Hong Kong, Japan, Vancouver and New York.
