A realtor has revealed why living near a Starbucks will increase the value of your home when it comes time to sell.

Tatiana Londono, a real estate agent and coach based in Montreal, Canada, has over 2.8 million followers on TikTok, where she shares tips on buying and selling real estate.

The content creator, who goes by the name @tatlondono, went viral after revealing three surprising things that will likely help you sell your home for a higher price.

“The first thing that will strangely increase the value of your home is being near a Starbucks. This, my dear friends, is called the “Starbucks Effect,” she said.

The real estate agent said living next to a Starbucks will likely help you sell your home for more money as the coffee chain signals to developers that the “neighborhood is on the rise”

Homes close to one of the coffee chain’s locations increased in value by 96 percent from 1997 to 2013, compared to 65 percent for all U.S. homes, according to the real estate research group. Zillow.

“That’s because Starbucks gives developers the sense that that neighborhood is on the rise,” explains Londono.

The real estate agent said the second thing that will make your house sell for more money is having a desirable address number – and she’s not talking about location.

There are many cultures with lucky numbers that mean a lot to them,” she said.

London respectfully gave the examples of numbers 8 and 18 considered lucky in Chinese and Jewish culture.

“And many of us like the lucky 7,” she added. “So if a house has an address with those lucky numbers, it often sells for more.”

In 2016, Broker.com reported that a home in Bel Air, California, located at 10888 Chalon Road, sold for $4,175,000 — a price that was 36 percent higher than comparable-sized homes in the area.

Londono concluded that the value of a house will also increase if a celebrity has ever lived in it.

Londono said the second thing that will make your house sell for money is an attractive address with “lucky numbers” like 7, 8 and 18.

“If a famous person has ever lived in a house, it will be worth more when resale,” she added, noting that “it doesn’t matter if it’s a country house or even just a cabin”

“It doesn’t matter if it’s a country house or even just a cabin. If a famous person has ever lived in a house, it will be worth more when resale,” she said. “This is a statistical fact. Why? I have no idea.’

Luxury Portfolio International reported that properties currently owned by living celebrities “tend to be the most valuable” because of their amenities.

These homes are often “the trendiest and offer up-to-date luxury,” according to the global network of independent luxury companies.

Londono’s video has been viewed more than 525,000 times and has received more than 250 comments since the video was posted on Aug. 12.

“So cool, my house is near Starbucks and there are 18 of them,” one person shared.

“I’m putting a Starbucks in my garage,” someone else joked.
