He already owns a $50 million beachfront mansion in the Hamptons and a $43 million five-bedroom penthouse in New York, but DailyMail.com can exclusively reveal that Fanatics billionaire Michael Rubin’s real estate portfolio is “a little” larger. has become.

A real estate insider told DailyMail.com that the 51-year-old mogul has bought a second apartment in New York City — until recently owned by American Idol host Ryan Seacrest.

Rubin’s new block is the other penthouse in the same building as his current penthouse: the ultra-luxurious 160 Leroy Street West Village apartment building.

A source with knowledge of the deal told DailyMail.com, “Michael bought the second penthouse a year ago and he’s combining them.”

Last year, a four-bedroom apartment on the eighth floor of the same building sold for an eye-watering $11.7 million after being on the market for just under two months.

According to a listing seen by DailyMail.com, the glamorous home has “spectacular views of the Hudson River,” a kitchen decked out with marble countertops and Scandinavian larch cabinetry, four marble bathrooms, and an “oversized” dressing room.

But the fee for the new penthouse will likely have eclipsed that of the condo — last time the property, dubbed Penthouse South, sold in 2017, it went for $31.5 million.

Just like the apartment, the pad on the 15th floor is equipped with luxurious furnishings and four bedrooms, but also has its own roof terrace with summer kitchen.

The master bedroom also has a ‘midnight bar’ for late night drinks and a large dressing room.

Rubin’s first penthouse — Penthouse North, which he bought for $43.5 million in 2018 — already has five bedrooms, so the new combined property will have as many as nine.

In addition to multiple bedrooms, Rubin’s new mega apartment has its own private elevator, media room and 500 sq. ft. rooftop deck with its own private pool – soon to be connected to that of Penthouse South.

As if that wasn’t enough, the Ian Schrager-designed condominiums include a spa complete with a 22-foot pool and whirlpool, a gym and a clubhouse with a catering kitchen.

Seacrest, who is no stranger to luxury properties herself, also lived in a $75,000-a-month mansion in New York’s posh Lennox Park neighborhood and previously owned a home in posh California’s Beverly Hills.

According to a profile from Architectural Digest, the $11 million townhome dates back to 1879 and was completely renovated before the Good Morning America host moved in.

Within the lavish pathway are six bedrooms, a personal elevator, and a foyer decked out in black limestone floors.

The home also comes with a manicured 30ft vertical yard and no less than six wood burning fireplaces.

Photos show that the airy home is decorated in soothing cream and neutral tones and features a white marble kitchen complete with a matching breakfast bar.

But it’s former Philadelphia 76ers boss Rubin’s other home in the Hamptons that stands out the most.

Earlier this month, the $51 million block made headlines when it was used to host the billionaire’s July 4th bash, which saw white-clad guests including Tom Brady, Kim Kardashian and Leonardo DiCaprio enter the house.

The luxury mansion, which Rubin purchased in 2020, has been given a contemporary makeover and now features 360-degree floor-to-ceiling windows on both floors – all the better for taking in the breathtaking ocean views.

The property sits on a 2-acre lot and has two separate decks: one upstairs and a second viewing deck with a Jacuzzi on it.

In addition, the house also features a large swimming pool, a private sauna, a spa and a large tennis court.

The sleek, modern interiors showed clearly in the photos taken at the 4th of July party — and many of the celebrity guests later posted photos of themselves at the party on social media.

Among them was Rubin himself who posted photos of himself at the bash on his Instagram page, adding, “Incredible night with incredible people.”

Guests posting with the billionaire included Brady, DiCaprio, French soccer star Kylian Mbappe and Ben Affleck, and Jennifer Lopez.
