Pristina, in the heart of the Balkans, is the most affordable of all European capitals for homebuyers, new rankings find.

High house prices and rising inflation in the UK are driving buyers abroad as they look to expand their money further.

The median house price in the UK has risen to £294,910, while houses in London cost almost double, according to government data. Houses in the capital are now the third most expensive in Europe, after Stockholm and Dublin, says real estate advisor Your Overseas Home.

The best value for money is in Pristina, according to research. For € 250,000 you can buy a house with five bedrooms, three bathrooms, a garage and a large garden.

Homes in the city cost £577 per square metre, a fraction of the London average of £8,091 per square metre.

Capitals in Eastern Europe are generally the most affordable locations to buy real estate, but the study also considered Europe as a geographical continent, with Yerevan in Armenia coming second.

In the mountain-ringed countryside, £300,000 could buy a fully furnished house with three bedrooms, three bathrooms, a large garden and a three-car garage.

Christopher Nye, from Your Overseas Home, says: ‘The cost of living and rising inflation and interest rates have made it difficult for many to take the plunge to buy their dream home in the UK.

“Seeing these places being much more affordable could encourage them to take the plunge into a much cheaper lifestyle.”
