The real reason why Jennifer Lopez and Ben Affleck’s $68M mansion hasn’t sold after 100 days on market

It’s been 100 days since Jennifer Lopez and Ben Affleck put their Los Angeles estate, Crestview Manor, on the market for $68 million ahead of their divorce filing.

Lopez, 55, and Affleck, 52, purchased the 12-bedroom, 24-bathroom estate in May 2023 for $60.8 million and put the lavish 38,000-square-foot home back on the market earlier this year, ahead of their upcoming split.

They are asking for $68 million after overseeing a series of renovations on the 5.2-acre property.

Jason Oppenheim of Selling Sunset told us Realtor.com On Monday, Lopez and Affleck won’t have to worry about the slow start to sales.

“It would have been surprising if the house sold in less than 100 days,” the Oppenheim Group co-founder told the outlet. “Most homes of this size are on the market for six months, and in many cases significantly longer.”

The outlet noted some key factors as to why the 100-day period should not worry the former couple, noting that the pool of potential buyers is much smaller due to the enormous financial costs associated with the sale.

People who do have the money also tend to look at multiple properties and wait for a possible price drop, Realtor.com noted.

Also taken into account is the estimated $283,666 in monthly expenses the homeowner must pay in taxes, security fees and homeowners’ association fees.

The home—which also features amenities such as a 5,000-square-foot penthouse, a two-bedroom guardhouse, a caretaker’s house, and a 12-car garage—also competes with other luxury homes in the Los Angeles area.

The outlet noted that other lavish mansions currently on the market include the Trousdale Estates home currently owned by sporting goods magnate James Jannard, which has been on the market for about 25 days longer than Lopez and Affleck’s.

Also for sale, for a similar $65 million, is the Beverly Hills home called The Peak, which has been on the market for more than two years.

Another Beverly Hills home, which was reduced in July from a previous $64 million listing to $56.9 million, has seven bedrooms and 15 bathrooms in 17,005 square feet.

The outlet noted that it is a common tactic in the industry to intermittently take homes off the market and then put them back on, to shorten the total time the home is for sale in promotional materials.

Oppenheim said the exes should expect a financial hit if the house is sold.

“It’s likely they’ll sell the house for between $58 million and $60 million,” the Netflix personality said, “and so they could lose several million dollars on the sale.”

Oppenheim said the estate’s specific location creates another factor complicating matters for Lopez and Affleck as they look to move forward.

He said the geographic location of the house is “located in the post office area of ​​Beverly Hills, which is technically in the city of Los Angeles” and “not in the independent city of Beverly Hills,” so “they will have to pay a mansion tax” of more than 3 million dollars.

He added, “They could lose another $5 million-plus after commissions, taxes, etc.”

Oppenheim said the expensive tax “has had a devastating impact on luxury sales in Los Angeles, with sales of more than $5 million, up more than 60 percent since the tax went into effect in 2023.”

In the fallout, Oppenheim said, “many sellers have decided not to sell, and many buyers are choosing to buy in Beverly Hills, Newport Beach, Malibu, or simply deciding to leave California altogether.”

Lopez’s divorce filing on August 20, 2024 came after months of speculation surrounding the relationship between the A-list singer-actress and actor-director.
