A Las Vegas real estate agent accused of killing her neighbor in front of his family had previously posted about avoiding “nightmare neighbors.”

Joe Junio, 36, shot and killed her neighbor Nick Davi and wounded his wife Sarah last month after the family complained to the homeowners association in their gated community about her chickens and dogs.

Just two years before the neighbors’ feud led to an open murder, Junio ​​shared a link on Facebook titled “Avoiding a Nightmare Neighbor When Buying a House.”

A “nightmare neighbor” is described in the Realty Times article as someone who “complains if your trash cans are still outside five minutes after the trash is picked up” or “if a dog even sniffs his lawn.”

The shooting occurred after Junio ​​harassed the family for weeks, throwing feces in their backyard, flooding their home and making threats after the Davises filed a complaint with the gated community’s homeowners’ association.

During one of the incidents, Junio ​​”allegedly ran her finger across her throat in a cutting motion and told them they were next,” according to court documents seen by the Las Vegas Review Journal.

Sarah, who survived the shooting, has filed a wrongful death lawsuit seeking unspecified damages. The court documents include a horror photo of the shooting, taken by one of her children.

In the lawsuit, Sarah claims Junio ​​terrorized the family for weeks before unleashing the deadly attack in the locked courts of the Aliante community.

Junio ​​allegedly started harassing the family after they filed a complaint about her with the homeowners association in their gated community.

The complaint concerned violations involving chickens and dogs that Junio ​​owns.

The family was leaving their home when Junio ​​drove past them before parking her car and rolling down the windows, according to legal documents.

Pastor Davi got out of the car and asked Juno what her problem with the family was before taking a step toward her car.

That’s when Junio ​​shot Davi in ​​the stomach and then pointed the gun at Sarah Davi.

Sarah fought with Junio ​​over the gun and managed to disarm her before Junio ​​ran into her apartment.

The children, aged 12 and 15, reportedly filmed the incident from the family’s car.

The widow claims in the lawsuit that Junio ​​had exhibited “escalating threatening behavior” in the weeks before the shooting, prompting the family to call the police twice in one month.

The family claims Junio ​​threw rocks and feces on their property, flooded their home and threatened to kill them after the complaint.

A fellow pastor at Davi’s church said the harassment got so bad that the family left their home and went to stay elsewhere, as reported by Fox5.

The family had filed a restraining order against Junio ​​and was reportedly at the house to pick up some items when the shooting occurred.

The lawsuit does not name the homeowners association, but does say that it knew or should have known that “defendant was likely to take violent actions against decedents and plaintiff as a result of an ongoing association dispute.”

Junio, a licensed real estate agent in Nevada, was not licensed to carry a firearm, the indictment adds.

She was arrested at the scene of the shooting and has been charged with multiple crimes, including open murder with a deadly weapon, attempted murder and child abuse.

Grace Point Church held a memorial service for Davi earlier this month.
