A rental ad has gone viral for all the wrong reasons, with many tenants describing the property rules as “a nightmare.”

The Gumtree ad for the property lists two available private rooms in a shared house in Mooroopna, 113 miles north of Melbourne, for $500 a week in rent.

With a “lake front view,” any successful tenant must abide by the rules of the home, with more than just the threat of eviction if any of them are broken.

“Candidate must understand that it is not a right to occupy this property… The owner will evict the candidate and call the police to remove the candidate from the residence and charge the candidate with misconduct,” the listing reads.

In addition to rules such as a smoking ban and having to live with the owner’s dog and birds, there are many more requirements that future tenants should agree to.

“Candidate agrees not to hold any parties inside the property and to move all (sic) celebrations outside the property to another venue,” the listing reads.

The successful candidate is also prohibited from having people in the property without permission, and faces an “additional nightly fee of $23 per night for each additional person they allow that additional person to sleep with.”

The listing also includes a warning that there are video cameras on the property and that “footage is being recorded and could be used as evidence that the (sic) candidate is willing to leave if evicted by the owner.”

Furthermore, those with a partner or children will see rent increase.

“Must not have children or spouse unless spouse meets me (sic) eligibility criteria and is willing to pay the additional fee of another $370 dollars,” the listing reads.

The rooms are each fully furnished and include a TV and free wifi, but are only available on a monthly basis and ‘the owner may evict the candidate at any time with immediate notice’.

“For the right candidate it is (sic) a privilege to live here,” the owner wrote of the property.

While many share houses have cleaning schedules, this rental requires things to be kept to a ‘covid level’ of cleanliness.

Those interested in the property will need to provide five references, including your employer and former estate agents, in addition to a police check, to see if they qualify.

The long list of demands for potential tenants was met with outrage online, with many calling the list “insane.”

“I understand they want someone who won’t cause trouble but fucks me to death, there are a lot of terms in that ad and it sounds like living there would be a nightmare,” said one person.

“Jesus Christ…I stopped reading halfway through…red flags for sure,” said another.

β€œIt kept getting worse and worse, who wants to live with someone like that,” wrote another.
